Mr. Carvalho has 25 years of experience in the real estate, development, and construction industries. Mr. Carvalho's experience includes the development of condominiums, residential subdivisions, and high rise projects with values in excess of $60 million.
Experience
Since joining Cashin Spinelli & Ferretti in 2008, Kenneth has been acting as a project manager on behalf of the Town Of Oyster Bay. The projects supervised include construction of a 22,000 square foot gymnasium with ancillary improvements in Hicksville valued at $6.0 million; and feasibility studies for a preschool in Massapequa.

Prepared a feasibility study for an educational facility for the Town of Oyster Bay.
Prepared project reviews for proposed NYC construction projects.
Monitored construction progress and certify payment applications for NYC projects
with values to $60 million and progress payments up to $3 million per month.
Conducted Property Condition Assessment inspections and reports in accordance with
ASTM guidelines.
Prepared 12-year capital budgets using RS Means costing data.
Prepared system diagrams and supporting calculations for mechanical systems including
HVAC, Plumbing, Fire Main and Sprinklers, Industrial Hydraulics and Sewer systems.
Prepared development proposals and provided consulting services for high-rise,
time-share conversion projects and a new residential condominium.
Owner representative for residential development of: 82, single-family homes; a
24-lot, gated community; and a 104-lot subdivision.
Processed development agreements with county government regulatory departments and
utility companies.
Supervised contractor's, in-house renovation workers, and project personnel for
136-unit condominium conversion valued at $16 million.
Performed feasibility studies and due diligence investigations of real estate
acquisitions.
Prepared cash-flow projections and made presentations to investors including a
500-unit, mixed-use residential product.
Assisted in project management and administration of: city development agreements;
subdivision and condominium registration; and construction proposals.
Coordinated subcontractors and assembled project planning manual for a Department of
Energy - funded, cable laying project.
Contract administration for HVAC installation and modifications, office space
